John spent many years serving his community as a law enforcement officer while Beverly raised their family and cared for many other children in the area. John had many unique interests from hunting to treasure hunting. There is a diversity of items on this auction including the home the Ernst’s lived in for the past 35 years.

This 3 bedroom, 1 bath home was built in 1961 and is located at 906 Shamrock Terrace in Boonville, MO. The home is approximately 1186 square feet on the main level and has a utility basement that adds additional square footage. The home features an eat-in kitchen with oak cabinets and a large family room. The laundry facilities are located on the main level as an additional to the bathroom. Laundry hook-ups are also available in the basement. Additional features included hardwood floors, a partially fenced yard and handicap front entrance. The sellers are extremely motivated to sell but reserve the right to accept the final bid. The final sale of the property is subject to the approval of probate court.

BUYER’S PREMIUM: A 4% buyer’s premium will be added to the purchase price to determine the actual selling price.

DOWN PAYMENT: The buyer will provide a $5,000 (non-refundable) down payment upon signing the contract for the sale of real estate within 24 hours of the acceptance of the final bid. Acceptable forms of payment include a personal check with bank letter or certified funds. The remaining balance will be due at closing in 45 days or less. Please note, successful bidding at the auction is not contingent on personal financing. Please have your finances in order prior to bidding on the property to ensure you are capable of paying the balance at closing.

TITLE: Seller shall convey a Warranty Deed to the buyer for examination and pay for title insurance.

TAXES: The real estate taxes shall be prorated between the parties as of the date of closing.

POSESSION: Possession of the real estate shall be delivered to the buyer at the time of closing.

CLOSING: Closing will be conducted at Cooper County Land Title located at 1005 Main Street in Boonville, MO on or before April 7th, 2021 or at other set time and place in which both parties agree.
